Bob Knakal: A Journey through Real Estate Innovation and Leadership

Every hero is the villain of his own story and job satisfaction is highly correlated to an employee’s feelings. This more than anything else, motivates performance. Here, becoming a market expert by specializing in something that you can become known for. In this quest, Bob Knakal started his own brokerage company, Massey Knakal Realty Services, that grew to be the number one investment sales firm in the most competitive market in the US by a wide margin. Today Bob runs the NY Private Capital Group at JLL

More than anything else, commitment to the objective motivates performance. Thus, we at CIO Business World, interviewed Bob to know how Massey Knakal grew to be some dominant. 

Below are the highlights of the interview

Brief our audience about your journey as a business leader up until your current position at JLL today.

I began my career as a summer intern with Coldwell Banker in Hackensack, NJ in the summer between freshman and sophomore year in college in 1981. I worked there my next two summers and started my full time career with Coldwell Banker in Manhattan in July of 1984. 

It was there I met my business partner, Paul Massey. In 1988, Paul and I left CB to start our own brokerage company, Massey Knakal Realty Services. We started with just the two of us and a secretary in an 800 square foot, 18 month sublet, and grew the firm to 250 people in three offices in NYC by 2014 when we sold the company to Cushman & Wakefield for $100 million. 

Our management style was based upon servant leadership and we developed some of the very best talent in the market through the training and encouragement we provided. Today, there are 29 companies, or divisions of companies, involved in the investment sales business in NYC that are owned by, or run by, folks who learned the business at Massey Knakal. 

Tell us something more about your current position at JLL and its mission and vision.

Today, I run the NY Private Capital Group at JLL. Our mission is to provide best in class services to owners of investment properties in NYC who are looking to sell their assets. We only represent sellers, work only on exclusive listings and only work in designated NYC territories. 

What sets you apart from others in your field? 

I like to think that there are two things that set me apart. Work ethic is one and discipline is the other. With regard to work ethic, even though I am in year 40, I still work 7 days a week. I continue to try to learn as much as I can each week, still work with a broker coach weekly (as I have for over 12 years now) as I want to be kept abreast of best practices folks are implementing throughout North America and still maintain my networking routine of attending 261 networking events per year. This effort allows me to do the best possible job for my clients. And discipline is the other characteristic. The investment sales brokerage business requires discipline. Doing the same fundamental things day after day, week after week, month after month, year after year, and in my case, decade after decade. Abraham Lincoln once said that “Discipline is choosing between what you want now, and what you want most.” I have been able to focus on what I want most, the majority of the time. 

How do you build and manage a motivated and effective team?

The best way to build and manage a highly motivated and effective team is through constant training, encouragement and recognition and acknowledgement of effort and achievement. Job satisfaction studies have shown that job satisfaction is more highly correlated to an employee’s feelings that they are accretive towards helping the company achieve its objectives – even more than money. Making everyone in the platform aware of how their contributions impact the entire business must be a priority. This more than anything else, motivates performance. 

Where do you envision yourself to be in the long run, and what are your future goals?

I feel blessed that real estate brokerage is not only my career, it is also my hobby. While I am in year 40, in some ways I feel like I am starting over. Technology advances are changing the world of commercial real estate and we all have to adapt to the changing environment. So while I feel like I am starting over, it’s nice to have a 40 year track record of 2,287 deals backing me up! 

Because I love brokering so much, I don’t plan on ever retiring. Future goals include continuing to serve the best interests of my clients and someday closing deal number 3,000. 

Describe in detail the values and the work culture that drives you.

Our core values have always been: Passion, Integrity, Excellence and Responsibility. Passion for the business and what we do everyday to help our clients achieve maximum results – Integrity in all ways which means doing the right thing always, whether everyone will know or no one will know. A laser like focus on excellence and doing the best possible job for our clients and, of course, responsibility to give back to the communities in which we live and work. Basically, treat all of you clients as if they were family members and everything else works itself out. 

What, according to you, could be the next big change in the real estate? How is company preparing to be a part of that change?

AI is going to change the world. JLL is at the forefront of these changes and it is clear that early adopters will be the winners here. AI will not replace your job but someone using AI could if you don’t get there first. 

What change would you like to bring to the real estate industry if given a chance?

We are currently developing the most sophisticated data sets in the market when it comes to land valuation. We have a data set of land comps going back to 1984 and are applying an AI application to the data which we believe will lead to some predictive conclusions. This has never been done before and based on the integrity of the data set, we expect insightful results. 

How have you made an impact in the real estate?

Back in the 1980s, we help revolutionize the way investment sales brokerage was done. We put for sale signs on buildings when no one else was doing it. We cooperated with other brokers when it was not commonplace. We brought an institutional approach to the business of selling non-institutional assets. This fundamentally changed the way brokerage was done then and continues to be done today. 

We also adopted a very analytical approach to the business which is something that grew out of my love of baseball. I collected baseball cards as a kid and love looking at the stats on the backs more than looking at the photos on the front. That love of statistics led me to track all of my pitching statistics as a little leaguer and I did so through college as I played all 4 years at Penn. 

When I started in the business full time in 1984, I immediately began tracking the real estate stats in my territory and continue to do so today. When explaining what is happening in the market, I always use statistics rather than adjectives. 

What would be your advice to budding entrepreneurs who aspire to venture into your sector?

My advice would be to dive in head first. The brokerage business is the ultimate meritocracy as you get out of it what you put into it. Become a market expert by specializing in something that you can become known for. Specialization is the easiest way to differentiate yourself from everyone else trying to do what you do and that differentiation leads to a competitive advantage.

They support diverse payment methods, including mobile and contactless payments. The letters on all our minds are of course AI and what it means for our businesses and our technology teams. What skills will be needed in the future, and how do we prepare our businesses for that future?

While AI might be busy revolutionising how we work, how we interact, and how we run our lives, there is one critical thing it’s not going to change unless we act quickly. Right now, we are experiencing a crisis around skills gaps in digital, tech and tech adjacent roles. All research companies, recruiters, and management consultants tell us that the technology skills gap is only going to widen. Simply, more people need better digital skills and the ability to work confidently with AI as it augments and enhances their roles. 

There’s also a compelling need for technology and data teams to be far more diverse than they currently are. The most productive and performant businesses need to have teams that match the demographic of their customers and citizens – not just to be competitive, but also to avoid unintended negative consequences in the AI driven services being created. Despite more than 20 years of targeted interventions by progressive businesses to recruit inclusively, to create supportive environments, encourage early careers, continuous learning and ‘squiggly’ careers, diversity levels haven’t really changed.

Joyce Sidopoulos: Leading the Robotics Revolution

The passion for innovation is defined by technological leaps and groundbreaking advancements, the role of business leadership in fostering innovation is more crucial than ever. The innovation hub is not only driving innovation but also addressing ethical, economic, and societal implications. Fostering a collaborative environment, Joyce Sidopoulos, adds value to MassRobotics, where everyone’s contributions are valued. 

This also brings a unique set of challenges, from navigating the dynamics of an all-male environment to ensuring that everyone’s contributions are valued and respected. Thus we arranged an interview with Joyce, addressing more of these common challenges.

Below are the highlights of the interview: 

Brief us about your career path as a staunch woman leader up until your current position at MassRobotics. What were the challenges that you had to overcome to scale your progress? 

My journey from engineering school at Cornell University to my current role as the Co-Founder and Chief of Operations at MassRobotics has been filled with adventure, and marked by both triumphs and challenges, particularly as a woman in the tech field.

It all started during my time at Cornell, where I pursued a Bachelor of Science in Electrical Engineering. There were very few women in my classes, which initially posed some challenges.  My experience in high school physics and calculus classes had already prepared me for this, so it was a familiar situation.  Rather than dwelling on the challenges, I chose to focus on being a team player and contributor. It taught me the importance of not asking for special treatment but instead working together to create opportunities for everyone. I’ve used this “team player” attitude throughout my career and it has served me well and the engineering educational background laid the foundation for my career in technology.

Following Cornell, my path led me to a 14-year career in civil service with the USN’s Naval Undersea Warfare Center. Here, I encountered a similar set of challenges, now in the workforce in a predominantly male-dominated field. I had to continually prove myself and my technical expertise, but again, was determined to be a team player and contributor. I served in various roles, including serving as the Chief Scientist for Acoustic Prediction Systems, Systems & Test Engineer, and Sonar Systems Analyst.  During this part of my career, I found myself aboard naval ships, where I was often the only female presence. This presented a unique set of obstacles, from navigating the dynamics of an all-male environment to ensuring that my contributions were valued and respected.  At this point the projects and new equipment we were installing were exciting and first of their kind, so my focus was on testing and teaching the crew how to use the equipment. This period not only refined my technical skills but also instilled in me a passion for innovation.

My career then transitioned to the private sector, where I held senior positions in Business Development and Engineering & Technical Resource Management at General Dynamics and other defense contractors. The challenges continued, but I persisted, steadily building a reputation for my expertise and commitment to innovation. These experiences broadened my perspective and exposed me to different facets of the technology industry.

A pivotal moment in my career occurred when decided to leave the government community and lead the Innovation & Robotics Community for the Massachusetts Technology Leadership Council. In this role, I played a crucial part in fostering innovation and collaboration within the tech and robotics sector bringing the community together. 

The highlight of my career has been the launching of MassRobotics, where I’ve dedicated myself to nurturing and advancing the next generation of robotics, AI, and connected device companies.  This groundbreaking organization is the first of its kind, attracting startup companies from around the world.   At MassRobotics, I have led initiatives to expand the robotics ecosystem’s breadth and depth and developed high-impact programs that spotlight startup technologies, connect startups with funders and customers, and advocate for the global adoption of robotics technology.

My journey is not just a personal one; it’s a testament to the importance of diversity in technology and the power of determination. From my early days in engineering school to my current leadership role, I hope to continue to shape the future of the tech industry and continue to diversify the landscape.

Tell us something more about MassRobotics and its mission and vision.  

MassRobotics is an independent nonprofit organization whose mission is to help grow robotics technology companies and advocate for adoption of these technologies into industry and by the public.  We are best known for our headquarters in Boston where we have an innovation center housing dozens robotics startups from across the globe, offering them the resources needed to grow and scale their companies.  In this state-of-the art facility, innovators and entrepreneurs have access to all types of robotic platforms (including AMRs, collaborative arms, grippers, and humanoids), a machine and electronics shop, CAD and simulation software, cloud services, programming specific to robotics, facilitated introductions to potential funders, customers, talent and more.  MassRobotics offers a space for like-minded innovators to be under one roof, to share challenges, collaborate, and work together to achieve their goals and milestones.

Describe in detail the values and the work culture that drives your organization. 

At MassRobotics we strive for an open and inclusive environment that encourages collaboration between startups as well as with our industry partners.  We host workshops and gatherings to address common challenges startups face, introduce them to new products, and host highly curated events that add value to their company and network.  Our wholistic approach treats our resident startups and industry partners each on a personal level, defining goals, and working with each to help achieve those goals and milestones.  We see the success of our startups as a success for our organization as well as for the industry we support.

What do you believe is the significant factor for women in the tech industry, and what is the most important aspect of your success in adhering to these fundamentals? 

I believe a significant factor for women in the tech industry is the often isolated experience of being one of the few women in a room full of men. In my experience, being a team player is essential, fostering a collaborative environment where everyone’s contributions are valued, which bridges the gender gap.  

Additionally, an important aspect of my career success is recognizing the immense power of networking which has allowed me to connect with peers and mentors who provide invaluable support, guidance, and sense of belonging. Building a strong network has not only provided crucial support but has also opened doors to opportunities and insights that have been instrumental throughout my career.

What change would you like to bring to your industry if given a chance?  

The field of robotics is growing rapidly and will have an impact on nearly all industries in the future.  The professionals in this industry are currently not too diverse.  Bringing in more diversity to the robotics field and technology fields in general is something that needs to be cultivated in early education.  This includes both women and people of color.  We at MassRobotics are working on this, with local high schools and programs for youth and young women, to working with HBCUs, most recently Howard University.  We enjoy encouraging and inspiring anyone with an interest in technology and robotics.

We have developed the high school Jumpstart Fellowship Program with the goal to support a more diverse technical workforce by preparing underserved female high schoolers to pursue careers in STEM and robotics. The program includes technical curriculum, exposes the fellows to careers in robotics and technology, and connects them with the accomplished women mentors through skills training, networking, professional development, and paid internships. 

I’m extremely proud of this program and the fellows who have completed it, many of whom are now pursuing engineering degrees at universities.  We are currently soliciting high school students for our 4th cohort and working to expand the program to another location. 

What advice would you give to the next generation of women leaders willing to venture into the modern business arena?  

I would love younger professionals entering a technology focused organization to understand how powerful networking can be.  At MassRobotics we host several women’s events, from our Women in Robotics chapter to our resident women’s lunches.  It’s a great way to meet other women and potential mentors who can help you with challenges you may face in your career.  We work hard to showcase women in robotics and MassRobotics has initiated a Robotics Medal and Rising Star award to celebrate women in robotics research. Highlighting the achievements of women in the robotics field offers terrific role models for the next generation.

My ultimate advice to young women is to just be yourself and believe in your ideas. Work hard to demonstrate and validate those ideas.  And most of all, be a team player, collaborate and work together with a team to achieve a common goal – it’s so rewarding to share achievements with your peers!
